10 Home Renovations That Don't Necessarily Add Value

Many people, often working under the assumption that all renovations increase the value of a property, spend thousands of dollars on expensive upgrades, changes and additions to their homes. What these people forget, though, is that the next owner may not like the renovations. In fact, most people who buy property make significant changes to it over a period of time. Also, the price of a home is dictated mostly by market forces (such as what other similar houses are selling for), not necessarily by the characteristics of a home. Yes, some qualities are highly-sought after (depending on the area, the time of year, and the personal interest of potential buyers) -- such as garages, finished basements, enclosed yards, big kitchens, etc. -- but many of the things assumed by some to increase the value of a home in fact do not affect the value at all. They include the following:
Swimming pools. While some people may long to have a swimming pool, some buyers may dread having one. Swimming pools are hard to keep clean and maintain and they are a serious health hazard for unsupervised children and pets. If your property already has a pool, by all means, keep it in good condition for prospective buyers, but don't put one in under the assumption that it will increase the chances of selling the house or getting more money for it. That is just unrealistic thinking, in most instances.
Over-renovating for your neighborhood. If by making some expensive renovations to your home you are creating a piece of property that will stick out like a sore thumb or drive its price well beyond other homes in that area, then you are making a huge mistake. People may only see the higher taxes they will be paying (since your home may get a higher assessment than other properties), the higher maintenance costs (such as a fancy landscaping may require), or the danger of being viewed as "pretentious" by their new neighbors.
Extensive landscaping. Chances are that the new owners will do their own landscaping. Why would they want to pay you extra money for putting in something that may appeal to you but not to them? You are better off just making sure that your grass is mowed, your bushes trimmed, and your leaves picked up.
High-end upgrades. These can include stainless steel appliances, imported tiles, fancy bath tubs, built-in Jacuzzis, hand-decorated wallpaper, Persian rugs, expensive light fixtures, etc. While some of these things may appeal to you personally, they may not impress potential buyers -- in fact, they can sometimes be a turnoff. Most people want to personalize their own home. Also, by adding these things you may disrupt the home's general décor, which most experts agree should be kept consistent throughout a home.
Wall-to-wall carpeting. You might be better off restoring a home's wooden flooring. It is easier to cover a wooden floor than it is to rip out carpet. Either way, you can be sure that the new owner will make changes, regardless of what you do. For that reason, you are better off leaving what you have as it is. If you have carpet, let professionals give it a good, strong cleaning, making sure to treat any noticeable stains. If you have wood flooring, sand them down and give them a shiny coat.
Invisible improvements. While they may sound good on paper, don't expect potential buyers to agree to a higher price because you went out to invest on new plumbing or a new HVAC unit for your home. In general, buyers are impressed by what they see, not what is hidden behind walls or kept in the basement. It is not that they would not appreciate having such a thing but that they might have preferred to have picked it out themselves. At any rate, they will probably feel entitled to these added frills in the same way buyers of new cars feel entitled to new tires, spotless upholstery, and a working CD player.
A refinished or well-decorated basement. While some people may be looking for homes that have this feature, even they may not be ready to pay more than the house should be worth (based on comparable houses) just because the basement is ready to be moved in to. Such a feature may help clinch a sale but it will probably not pay for itself.
Building or upgrading a deck. Decks are a great addition to a home but this is something that some people might want to tackle themselves and they may not like the design you picked out or the quality of the work put into it.
Patio frills. Some people think that they can get their money back if they invest on water fountains, fish ponds, awnings, gazebos, or a multi-purpose playground. These things may or may not impress a buyer and may even help clinch a sale (if you can find someone who shares your taste) but they will not generally increase the value of a home -- at least not commensurate to what you spent on these "luxuries."
The addition or expansion of a garage or carport.
While many people acknowledge that a garage can be very useful, this does not mean that they will necessarily pay more for a house just because the owner recently added a garage or carport to it. People will just assume that the addition benefited the owner as much as it may benefit them -- in other words, it is not something that they will necessarily feel an obligation to make any extra compensation for.

The Harper Government Takes Prudent Action to Support the Long-Term Stability of Canada’s Housing Market

The Honourable Jim Flaherty, Minister of Finance, and the Honourable Christian Paradis, Minister of Natural Resources, today announced prudent adjustments to the rules for government-backed insured mortgages to support the long-term stability of Canada’s housing market and support hard-working Canadian families saving through home ownership.

“Canada’s well-regulated housing sector has been an important strength that allowed us to avoid the mistakes of other countries and helped protect us from the worst of the recent global recession,” said Minister Flaherty. “The prudent measures announced today build on that advantage by encouraging hard-working Canadian families to save by investing in their homes and future.”

“The economy continues to be our Government’s top priority,” continued Minister Paradis. “Our Government will continue to take the necessary actions to ensure stability and economic certainty in Canada’s housing market.”

The new measures:

Reduce the maximum amortization period to 30 years from 35 years for new government-backed insured mortgages with loan-to-value ratios of more than 80 per cent. This will significantly reduce the total interest payments Canadian families make on their mortgages, allow Canadian families to build up equity in their homes more quickly, and help Canadians pay off their mortgages before they retire.
Lower the maximum amount Canadians can borrow in refinancing their mortgages to 85 per cent from 90 per cent of the value of their homes. This will promote saving through home ownership and limit the repackaging of consumer debt into mortgages guaranteed by taxpayers.
Withdraw government insurance backing on lines of credit secured by homes, such as home equity lines of credit, or HELOCs. This will ensure that risks associated with consumer debt products used to borrow funds unrelated to house purchases are managed by the financial institutions and not borne by taxpayers.
Our Government’s ongoing monitoring and sound underlying supervisory regime, along with the traditionally cautious approach taken by Canadian financial institutions to mortgage lending, have allowed Canada to maintain strong and secure housing and mortgage markets.

The adjustments to the mortgage insurance guarantee framework will come into force on March 18, 2011. The withdrawal of government insurance backing on lines of credit secured by homes will come into force on April 18, 2011.

10 Mistakes People Make with Heat

Even with a constant flow of information aboutenergy efficiency, homeowners make major heating mistakes that end in higher electric bills and larger environmental footprints. Here are 10 of those errors, with the cause and effect of each decision.

1. Maintaining a constant temperature

Cause: A persistent myth suggests that you can save energy by leaving the house at a comfortable 68 degrees (a widely recommended winter setting), even when you are sleeping or away at work. The idea is that it takes more energy for the furnace to reach a comfortable temperature than to maintain that temperature.

Effect: You could miss out on significant potential energy savings by not using a programmable thermostat and adjusting the temperature overnight and during the workday. Though the impacts of adjusting the thermostat vary based on your climate and other factors, studies show that knocking the temperature down by 10 degrees for eight hours per day can cut heating bills by 5 to 15 percent. Sure, the furnace will cycle on for a longer period to return to the more comfortable temperature, but it will be far outweighed by hours of savings when it didn't have to work as hard.

2. Cranking up the temperature to warm up the house

Cause: You come home in the middle of the day to a cold house. You want to warm back up to 68 ASAP, so you crank the dial up to 78 to get the furnace working harder and faster.

Effect: No time is saved in reheating the house. Most furnaces pump out heat at the same rate no matter the temperature. They just cycle on for a longer period to reach a higher temperature. The furnace will take the same amount of time to return to 68 degrees regardless of the thermostat setting. By cranking up the thermostat, you are likely to overheat the house past 68 degrees and waste energy. Just reset the thermostat to 68, make some hot chocolate and wait.

3. Closing off vents in unused rooms

Cause: You don't want to waste energy heating rooms you aren't using.

Effect: Again, this just wastes energy and makes your furnace run inefficiently because it changes the air pressure in the whole system. Experts recommend never shutting off more than 10 percent of vents. Sealing your ducts is a more efficient way to save energy.

4. Using the fireplace

Cause: You found some free firewood on Craigslist and think you can burn up some free heating energy while enjoying a romantic fire.

Effect: While we can't make any promises about increased romance, we can predict increased energy bills. An open fireplace flue may suck more cold air into the house than the fire can radiate into the living space.

5. Using electric room heaters

Cause: You spend most of your time in a couple of rooms, so you figure you will just heat them with space heaters.

Effect: This could lead to higher energy bills and greater fire risks. Generally, a central gas heating system is cheaper and more efficient than a set of electric room heaters. Electric heaters also can be a fire hazard. There are exceptions. A single energy-efficient space heater in a small, well-insulated room can save energy if the central heater is switched off.

6. Switching to electric heating

Cause: Electric heaters are more efficient than fuel-based systems, so they must be cheaper and better for the environment, according to this popular idea.

Effect: In most areas, simply switching to electric heat leads to higher energy bills and a bigger carbon footprint. Your heater may be more efficient, but most U.S. homes are still linked to coal-fired power plants. These coal plants and their transmission systems are extremely inefficient. Of course, it's a different story if you have a large photovoltaic solar array or your utility company uses renewable energy.

7. Replacing the windows

Cause: Those big pieces of glass get so darn cold. They must be the reason your house is so drafty.

Effect: You could spend a lot of money to only take care of part of the problem. Windows must be installed properly to avoid drafts, gaps and leaks. Moreover, more heat is typically lost through poorly insulated walls and ceilings than through windows.

8. Replacing the furnace first

Cause: You blame high energy bills on an old, inefficient furnace.

Effect: Your energy bills will still be higher than necessary if you don't start with cheaper, smaller upgrades to improve the energy efficiency of your home, such as caulking around windows and doors and adding insulation.

9. Upgrading to the most efficient furnace on the market

Cause: You want the sleekest, most energy-efficient furnace available because it will be the most cost effective as well.

Effect: You may end up replacing an oversized furnace with another (albeit more efficient) oversized furnace. The U.S. Department of Energy reports that most U.S. homes have oversized HVAC systems. Again, insulate and weatherize to maximize efficiency, then get the smallest system that will comfortably meet your heating needs, which will be substantially reduced. Also make sure it isprofessionally installed.

10. Using incandescent light bulbs for heating

Cause: Incandescent bulbs give off more heat than light, so they must be warming up the house.

Effect: It is hard to see this logic as anything but a weak excuse for holding on to the Edison bulbs rather than switching to CFL and LED lighting. In fact, one German entrepreneur is marketing incandescent bulbs as "heat balls" to skirt EU laws against the old-style bulbs. However, I doubt he is keeping cozy this winter simply by sleeping with the lights on.

RE/MAX Canadian Outlook: A ‘Static’ 2011

Residential real estate sales in Canada won’t change much in most major cities, according to the RE/MAX Housing Market Outlook 2011.

The report, which examines trends and developments in 26 major centres across the country, found that home-buying activity in 2010 fell short of 2009 levels. Housing values, however, continued to climb, with virtually all areas reporting an upswing in average price, ranging from just under one per cent to 15 percent this year.

“Low interest rates and improving consumer confidence levels should stimulate home-buying activity at all price points next year,” says Sylvain Dansereau, Executive Vice President, RE/MAX Quebec. “Overall gains will be more muted – a welcome reprieve for purchasers. 2011 will be a year that will see more widespread recovery across a broader array of economic sectors, setting the stage for a better 2012.”

Majority of Ontarians believe HST applies to Resale Homes!

The introduction of the Harmonized Sales Tax in both Ontario and British Columbia on July 1st, 2010 has been widely cited by real estate professionals and analysts as one of the major factors affecting a slowdown on housing sales. This theory seems to be supported by a recent survey commissioned by the Ontario Real Estate Association (OREA) and conducted by Ipsos Reid, which shows that 56% of the people in Ontario believe the new HST applies to the cost of resale homes. It only applies to New Home sales and related expenses to the purchase of a resale. Where is the media when you need them? An average home purchased in midtown Toronto for $700,000 would of course be harder to sell if confused or uninformed buyers thought they would have to pay another $91,000. on closing! Couple this with the already now increased two land transfer taxes of another approx. $20,000. and these prospective purchasers certainly would come down with a case of "Buyers' Remorse" very quickly. Guess it’s up to us to educated them.

May Sales Remain High

June 3, 2010 — Greater Toronto REALTORS® reported 9,470 sales through the Multiple Listing Service® (MLS®) in May, representing a one per cent dip from May 2009. In comparison to previous years, this was the third highest May sales result on record.

“The pace of transactions slowed in May following record-setting sales in February, March and April,” said Toronto Real Estate Board President Tom Lebour. “Buyers who otherwise would have been purchasing a home in May moved more quickly this year, likely to get ahead of mortgage rate hikes.”

New listings were up 38 per cent annually to 18,940. The average price for May transactions was $446,593 – up 13 per cent compared to the average of $395,609 recorded in May 2009.
“The gap between listings and sales has widened, which means there is more choice for buyers,” said Jason Mercer, TREB’s Senior Manager of Market Analysis. “The annual rate of price growth will slow in the second half of 2010, from the current double digit pace into the single digits.”

Median PriceIn May, the median price was $376,750, from the $337,000 recorded during May of 2009.

Re/Max: Many major Canadian real-estate markets have tight supply of home listings

Canada’s housing market is in tight supply after a surge in activity during January, a traditionally slow month for the industry, says real-estate giant Re/Max.

The sales organization said Wednesday that in most of the 16 major markets tracked by organization there was an unusually strong amount of activity, motivated by a series of external factors.

The uptick was felt in 87.5 per cent of the markets surveyed, while the average home price appreciated 81 per cent, it found in a survey.

Home buyers have entered the market amid expectations of higher interest rates and tighter lending, as well as the introduction of Harmonized Sales Tax in British Columbia and Ontario, Re/Max said.

“Affordability is the catalyst for the vast majority of purchasers in today’s housing market,” said Elton Ash, the executive vice-president of Re/Max in Western Canada.

“While home ownership is still within reach in many major centres, levels are slipping. There is a growing sense, on both sides of the fence, that the time to act is now.”

Toronto is being affected the most, with a 41 per cent decline in active home listings, while Kitchener-Waterloo is down 33 per cent. Both Ottawa and Victoria are off about 30 per cent, the survey said.

Home sales across Canada dipped by 2.8 per cent in January from the near record levels reported in December, suggesting the market may be cooling.

There were 46,394 existing homes sales last month, compared to 48,144 in the prior month, according to figures released by the Canadian Real Estate Association today. All figures are seasonally adjusted.

“January results suggest the national resale market may be past the recent peak,” said CREA chief economist Gregory Klump. “One car doesn’t make a parade, so a few more months of results showing a cooling trend will be required before talk of a Canadian housing bubble begins to fade.”

Actual (not seasonally adjusted) sales activity in January was up 58 per cent ago from year ago levels. Last January was the lowest level of sales in more than a decade.

Despite the dip in sales, prices continued to rise significantly. Average residential price was up by 19.6 per cent to $353,129.

New listings also rose slightly by three tenths of one percent on a month over month basis in January to reach the highest level since November of 2008.

Home sales across Canada dipped by 2.8 per cent in January from the near record levels reported in December, suggesting the market may be cooling.

There were 46,394 existing homes sales last month, compared to 48,144 in the prior month, according to figures released by the Canadian Real Estate Association today. All figures are seasonally adjusted.

“January results suggest the national resale market may be past the recent peak,” said CREA chief economist Gregory Klump. “One car doesn’t make a parade, so a few more months of results showing a cooling trend will be required before talk of a Canadian housing bubble begins to fade.”

Actual (not seasonally adjusted) sales activity in January was up 58 per cent ago from year ago levels. Last January was the lowest level of sales in more than a decade.

Despite the dip in sales, prices continued to rise significantly. Average residential price was up by 19.6 per cent to $353,129.

New listings also rose slightly by three tenths of one percent on a month over month basis in January to reach the highest level since November of 2008.

GTA Sales Start Off Strong in 2010

Greater Toronto REALTORS® reported 4,986 transactions through the Multiple Listing Service (MLS®) in January 2010. This result represented a large increase over the 2,670 sales in January 2009 when the home sales were in a recessionary trough. Last month’s sales were slightly higher than the January average in the five years preceding 2009.

April 6, 2009 — In March 2009, Greater Toronto REALTORS® reported 6,171 sales – down seven per cent from March 2008, representing the smallest year-over-year decline in the last five months. The average price for March transactions was $362,052 – down less than five per cent from the same month last year.
“The Greater Toronto housing market has stood up very well given the challenging economic times the world has experienced in recent months,” commented TREB President Maureen O’Neill.
“In fact, over the past two months, the situation in the housing market has improved.”
The seasonally-adjusted annual rate of sales increased to 65,600 in March – up 36 per cent from the ten-year low reached in January. 1
“Sales in March increased at a rate over and above what would be expected from the normal spring-time bump,” said Jason Mercer TREB’s Senior Manager of Market Analysis. “A greater number of households have taken advantage of increased affordability in the housing marketplace.”
